Nestled in the rolling countryside of Back Creek near Middletown, Delaware, this beautiful home features nearly 1,000 square feet of covered porcelain tile overlooking the pool. Complete with multiple seating areas, a custom bar, and sweeping views of the landscape, it was designed to bring family and friends together.

After hosting a gathering of nearly sixty guests, however, the homeowner found himself focusing on one thing he couldn’t ignore—the grout.

The problem.

Although the porcelain tile itself remained attractive, the grout joints had become blotchy. They were uneven in color and visually distracting. Even after routine cleaning, the patio never looked as crisp as the homeowner wanted.

Rather than replacing perfectly sound grout across most of the floor, he searched for a professional solution—and found Sparkle Surface Care.

As we talked, it became obvious that our client Bryan was not only frustrated, he was annoyed because he just wanted the patio floor fixed to appear clean and the grout consistently clean and uniform in color. Reacting that he’d prefer us meet him to see it first, he hinted that if we had an easily attained solution, it didn’t matter the cost. (In fact, he said, “I don’t care what it costs, I just want it fixed!”)

Now having had a boat on the Chesapeake, we knew exactly where his house was, and decided to make the day of it inspecting the patio project. Then it just so happens we could hit one of our favorite Chesapeake haunts, Schafer’s Canal House restaurant! (Unfortunately, we no longer have our boat there, so we rarely go there anymore. So this was perfect!)

It’s true, cleaning alone wasn’t enough.

Our inspection showed that the porcelain tile itself was in excellent condition. The real issue was the appearance of the grout.

Years of outdoor use, spills, foot traffic, moisture, airborne contaminants, and everyday exposure had left the grout looking tired and inconsistent. In several isolated areas, minor cracking and missing grout also required repair before the restoration could begin.

Fortunately, complete grout replacement wasn’t necessary. Most of it was in good shape, and the daunting and expensive task of gouging it out was completely unnecessary.

Our cost-effective recommendation would solve his frustration almost completely!

Instead, we recommended a professional restoration process that would clean, repair, and permanently refresh the grout’s appearance while making future maintenance much easier.

I think he was blown away at the thought that we had a relatively easy solution for him. In fact, as he listened, I saw his eyes light up. Then, he mentioned he owns 4 houses, and he didn’t or doesn’t want to do any physical work at any of them.

Our restoration, cleaning, and color sealing estimate would no doubt be a fraction of the cost of regrouting or replacing all the porcelain.

The proposed work.

First, we proposed to steam clean all the tiled surfaces.  While doing this, any compromised, cracked, or loose grout would be removed. (This is because of the insane suction or steam cleaning wand has. In fact, it will collapse your lungs, blow or ear drum, or worse…).

After that, we will see all the missing grout areas. So then next we will spot repair the missing grouted areas and allow it to cure overnight. Following that, we propose to return the next day, assess the appearance, and then finish the job with the color sealing.

Our client’s seal of approval was given verbally.

We left the color sealing samples for them to pick the color from.

With the estimate done and one very happy future client, we went to Schafer’s for a special “Linner” treat!

He called with their choice the next morning, and we took a deposit.

They went with “platinum.” In fact, it was a muted tone that matched most of the field color of the porcelain exactly. Choosing this would blend the grout color better and lessen the picture framing. (Picture framing is a term used when the grout around each individual tile makes every single one stand out. So choosing a muted tone would calm the visual presence of the grout. Instead, when done, it would soften the impact of the grout, making it seem more continuous across the entire floor.

Our restoration process.

Every project begins with proper preparation. This was no different.

First, we deep-cleaned the porcelain tile and grout using professional equipment designed specifically for hard-surface restoration. Our cleaning process removes embedded soils, organic buildup, asphalt oils and contaminants that ordinary mopping simply cannot reach.

After cleaning, we completed the necessary spot grout repairs to stabilize weakened joints.

Finally, we applied our professional-grade grout color sealer, restoring every grout joint to a consistent, uniform color while creating a protective barrier that resists water, staining, and everyday soil.

The results: the transformation was immediate.

The eye was no longer drawn to dark, blotchy grout lines. Instead, the entire patio looked brighter, cleaner, and far more refined.

The takeaway.

Our client is left with grout that will be easier to maintain, with some basic caveats. One of his problems is that they have ‘asphalt track off’ coming from the driveway asphalt coating. To cut down on that happening, we suggested he get track-off mats so people’s soles will be cleaner once they hit the tile. We suggested a pH-balanced neutral floor cleaner instead of a heavily oiled one with additives.  Another suggestion we left him with is not to allow any pressure washing with psi over 500, as it will break down the color sealing we just completed.
