Sometimes the best solution isn’t a new floor — it’s finding the right team to bring the old one back to life.
That’s exactly what happened at Greenbriar, a vibrant retirement community in Brick, NJ with 1,900+ homes and a buzzing community center. The center is packed with activity spaces — a gym, woodshop, sewing and photography studios, a library, pool, and more. But its crown jewel is a massive 7,700 sq. ft. multi-purpose room, finished with VCT (vinyl composite tile).
Unfortunately, that floor had lost its shine — so much so that the Board of Directors was ready to tear it out and start over. That’s when their trusted carpet cleaner, Jack, stepped in.
Jack, a long-time service provider for the community, also installs flooring — but doesn’t do strip and wax work. Still, he knew the VCT didn’t need to be replaced. It just needed a proper deep clean and refinish. So, he did what any smart contractor would: he searched for a reliable, local company that specialized in floor restoration.
He found us.
What stood out to him? We’re family-owned, hands-on, and have the experience to back it up — no outsourcing, no shortcuts. Just skilled craftsmanship and proven results. We met Jack at the property, walked the project together, and put together a comprehensive plan to bring the floor back to life.
Once the board approved the estimate, we got to work.
In just two days, our six-person crew tackled the job — and the transformation was nothing short of incredible. The key? Our secret weapon: steam rinsing.
Unlike traditional mop-and-bucket methods or basic shop vacs, we used our high-powered truck-mounted steam cleaning system to rinse over 900 gallons of near-boiling water across the floor. This high-pressure, high-temp rinse blasts through layers of dirt and old wax, prepping the surface in a way standard techniques just can’t match.
Only then did we lay down multiple coats of premium wax — resulting in a flawless, high-gloss finish that turned heads.
When the property manager and board members saw the final result, they were stunned. The floors looked brand new — brilliant, reflective, and completely revived. Not only did they avoid a costly and disruptive floor replacement, they saved thousands of dollars and weeks of inconvenience.
Even better? We equipped the staff with a simple maintenance plan to keep the shine going:
Use a pH-neutral floor cleaner daily
Dry mops properly between uses
Replace or wash mop heads regularly
Schedule a 6-month interim refresh — a light abrasion and fresh topcoat to extend the shine
The Greenbriar project is a perfect example of what’s possible when smart decisions meet experienced execution. Stripping and waxing VCT may be a dying art — but for those who still need it done right, we’re here to deliver.
