Refreshing a Third Home Along Riverton’s Riverfront

Sometimes one project leads to another…

After restoring the first riverfront home for this owner, and his neighbors’ historic mansion a couple of years back, we jokingly asked the homeowner if any other hardwood floors needed attention.

His answer came quickly. “Actually, yes. Two doors down.”

Soon after, we found ourselves inside another beautiful Riverton waterfront home. While much newer than the neighboring historic estates we had restored, the property offered something truly special. From inside the home, the views of the Delaware River were simply breathtaking. Better yet, the residence sits just a short walk from the famed Riverton Yacht Club, where our client remains an active and prominent member.

A light refresh with meaningful results.

Unlike the extensive restorations completed at the family’s other property, this project called for a lighter touch.

The kitchen hardwood floors showed signs of everyday wear. However, they remained structurally sound and retained much of their original beauty. Therefore, a complete sand and refinish was unnecessary.

Instead, we performed selective stain touch-ups where needed. Next, we professionally screened the floor before applying a fresh protective topcoat.

As a result, the finish regained its clarity, uniformity, and luster while avoiding the disruption of a full restoration.

Continuing a trusted relationship.

We rarely recommend this type of process unless we are confident the existing finish will properly accept a new coating. Fortunately, the homeowner understood the risks and knew the history of the floor’s maintenance.

More importantly, trust had already been established through our previous work together.

While this project may not have carried the scale of the neighboring riverfront estates, it represented something equally meaningful. It marked the third waterfront property entrusted to our care along Riverton’s shoreline. And it was also the 3rd project for this homeowner done in the past month. The takeaway…

We rarely agree to screen and top a hardwood floor. This is because there can be incompatibility between the materials used for routine care and the finishes that can cause a high degree of failure, given the cost. Furthermore, going through the motions of clearing out the rooms or areas, our customers are better served by having it done fully and correctly. In this case our customer understood and accepted the risk.
