Phil, a repeat client with homes in Manhattan and Brigantine, reached out ahead of the season. This time, his request came with hesitation.He wanted to schedule another tile cleaning. However, he expressed a concern—he wasn’t as satisfied with the second visit as he had been with the first.So, he asked to be present during the next service.
Understanding the “why” behind the difference.
First I listened. Then I reviewed the service notes and spoke with Chris, our lead technician. As it turns out, there was one key difference—the first cleaning included an acid-based treatment, while the second did not.
In simple terms, acid cleaning removes a micro-layer of grout, dissolving embedded soil and discoloration. As a result, the grout appears brighter and more uniform. However, there’s a tradeoff. Over time, repeated acid use can wear down grout prematurely.
For that reason, Chris adjusted his approach during the second visit, using a less aggressive method to preserve the integrity of the grout. While the floor improved, it didn’t deliver the same visual impact.
From explanation to opportunity.
Once we explained this to Phil, he understood the reasoning. At the same time, we recognized an opportunity to do more. Instead of repeating the same cycle, we introduced a better solution—Grout color sealing.

With trust restored, the conversation evolved. Phil asked about extending the service to his travertine pool deck. Next he asked about the waterline beneath the pool coping.
Before moving forward, we consulted with our product representative. While the application is possible, exterior exposure introduces variables like sun and chlorine.
So, we advised that periodic touch-ups may be needed. And with that, we also committed to offering the touch up treatment at a reduced cost.
One more opportunity: The marble table.
During this discussion, another opportunity surfaced. Phil mentioned his marble dining table. Years of use had left visible etch marks from drinks and daily life. Now with the kids older, he wanted the table restored to match the home’s elevated condition. So we rehoned and polished the surface. As expected, the transformation was immediate.
Testing the exterior potential.
Meanwhile, we prepared a test area on the pool deck. Using stone-specific solutions, a swing machine, and controlled steam, we demonstrated a deeper clean. In contrast to traditional pressure washing, our system uses high heat and low pressure with vacuum recovery. As a result, we clean more thoroughly without leaving behind debris or runoff.
Looking ahead: Protection at the next level.

Ultimately, routine cleaning has limits. However, the right combination of restoration and protection can elevate an entire space.
